Bukit Timah Link vs Hillview Rise: Which GLS site will come out tops? On the Confirmed List of the Government Land Sales (GLS) program for the second half of this year, there are six sites. Five of the locations are for homes, one of which is for executive condominiums. Commercial and residential use is permitted on the remaining property. Six residential properties, including two executive condominium sites, a white site, and a hotel site are on the Reserve List.

Two residential sites—Bukit Timah Link and Hillview Rise—will up for bids this month. The Downtown Line MRT station is close to both locations, and they are only one stop apart. The Bukit Timah Link location is in District 21 and the more prestigious Bukit Timah planning district, despite the two sites being close together. Both District 23 and the Bukit Batok planning district are where Hillview Rise is located.

82% of people living in the Bukit Timah planning area are owner-occupiers, compared to 16% who rent. The age groups of 5 to 14 years old and 40 to 54 years old make up the two largest categories, respectively, indicating a sizable proportion of homes with school-age children. People between the ages of 55 and 69 make up a sizable portion of the population. Similarly, 91% of people in the Bukit Batok planning area are owner-occupiers, with only 8% of them being renters. Bukit Batok’s population, however, is younger, with the majority of the population being between the ages of 25 and 34. Additionally, there are fewer senior individuals and more small children under the age of five.

The GLS site at Bukit Timah Link is located next to Beauty World MRT Station and across the street from Beauty World Center. The Bukit Timah Market and Food Centre and Bukit Timah Plaza are nearby. Nearby attractions include Pan Island Expressway (PIE) and Bukit Timah Nature Reserve. Retail space will be a part of two planned developments in the area, adding to the neighborhood’s existing attractions. A number of F&B establishments and retail establishments will be included in the next development along Jalan Anak Bukit, and The Linq @ Beauty World will have a two-story retail platform.
